Nandi Hills: Bengaluru's Newest Realty Hub

Nandi Hills, about 10kms from Chikkaballapur town and 60 kms north of Bengaluru, is a place steeped in history. Originally known as an ancient hill fortress, Nandi Hills, Bengaluru’s very own hill station was the preferred destination for anyone looking to head out for a day picnic, a quick escape from the city’s hot weather, a drive into the hills or even adventure trekking.
But not anymore.
With the recent announcement of several infra development projects in the area like the upcoming INR 1,15,000cr Information Technology Investment Region (ITIR) which occupies a 40km area in the Devanahalli-Doddaballapur region and the proposed international airport, Nandi Hills is today the target of renewed interest among developers looking for new locations for their realty projects.
The area has seen a mushrooming of several luxury realty projects such as Prestige Golfshire & Hillside Retreat, Valley of the Wind, QVC Hills and C’est la Vie among many other premium gated communities. The hospitality sector has also got a boost here with the entry of majors like the Marriott and The Oberoi group who are developing premium hospitality projects here.
On the corporate front this location already hosts a slew of majors that include, Wipro, Shell, BEML, Aimil Ltd, Amada, Jupiter Aviation, Page Industries, PS Techcom, Dynamatic Technologies Ltd, IIDL, ESCO, ACC Ltd, Raymonds and Aeronics to name a few.
The north Bengaluru belt is also fast developing into a hub for education with several quality education chains like the Vishweshwaraya Technical University developing an Advance Technical University on a 300-acre campus, in addition to several international schools and reputed engineering colleges in the area.
CONNECTIVITY:
Courtesy the spate of recent infrastructure improvements in the area, North Bengaluru today is very well connected with other upcoming locations like Nandi Hills, Chikkaballapur & Devanahalli via a network of efficient road infrastructure. A case in point is the signal-free expressway and six-lane national highway, which has significantly reduced the travel time to the city’s international airport.
The newly opened Hebbal flyover to the Kempegowda international airport (on NH7) has shortened the commute to a mere 20 minutes. Also on the anvil is the 116km long Peripheral Ring Road (PRR), which will circumnavigate the city and connect the Outer Ring Road with north Bengaluru, thereby improving connectivity between the state highways and other major nationals highways.

While the growth of infrastructure has put the realty spotlight on this upcoming location, the absence of adequate social infrastructure remains the only sore point that still needs to be sorted out. However with land prices still in the affordable range, Nandi Hills clearly holds great potential for both buyers desiring a pollution-free lifestyle and investors looking for good returns in the future.
