Alta Vista is inspired by elements of nature

Farshid Cooper, director of Mumbai-based developer Spenta Corporation talks about their latest project Alta Vista, and how a spate of infra development projects have transformed Chembur into a sought-after realty destination, in a chat with Rajesh Kulkarni.
Excerpts:
To begin with, can you give us a brief background of your company - Spenta Corporation?
As a company, Spenta Corporation was founded way back in 1989 and is today helmed by Aspan Cooper, Anaisha Cooper and myself. In the past 25 years, we have redefined the Mumbai landscape with several projects in areas like Forjett Street, Hughes Road, Altamount Road, Walkeshwar, Breach Candy, Andheri, Powai and Mahim to name a few.
Till date, our company has developed and transformed over 7mn sq ft of the city into iconic residential towers, office spaces, housing complexes and shopping arcades, with each project known for being a hallmark of intelligent space planning and attention to detail.
Today our commitment to excellence in real estate and innovation extends across the length and breadth of the city, with the redevelopment of select handpicked projects, one of the many steps we have taken towards becoming one of the most reputed developers in Mumbai.
What can you tell us about your latest project - Alta Vista - at Chembur, Mumbai?
Alta Vista is a Portuguese expression which means 'view from a height'. This name is quite apt when one considers our design vision for this project. Its spread across 7.6 acres of land in Mumbai's eastern suburb of Chembur, and includes nine residential towers of 23-storeys each, shaped by Mahimtura, offering in excess of 1,000 spacious apartments.
The project, which is scheduled for possession sometime in 2018, has been inspired by elements of nature. Our endeavor is to create an aura of peace, quiet and tranquility while still providing the amenities that the modern discerning customer has become accustomed to.
Our carefully planned 1BHK, 2BHK and 3BHK apartments here have been designed by the noted architect Hafeez Contractor. They come finished with premium Italian marble flooring, LG/Samsung or equivalent brand split AC, modular kitchens, large bathrooms that resemble a Spa, finished and fully functional toilets and a selection of white goods that includes a refrigerator, washing machine and a microwave oven.
Moreover, apartment owners will be provided with a choice of service providers for Internet (Wi-Fi) and television connections, in addition to CCTV cameras in common areas and a video door phone for the additional security of the residents.
It's difficult to find large gated communities in Chembur like those found in the West. This is precisely what we are attempting to change with this project. It will change the way Chembur lives and the way it is perceived.
What are the other USPs of this project in terms of its layout, amenities and luxury aspects?
As you enter, you will be greeted with majestic drop-off foyers with glass canopies, a grand double-height lobby, cascade water features, reflective pools, mounds and timber decks designed within three separate courtyards opening to the west ensuring we can make the most of the city's sea breeze.
Viva, our nearly 40,000 square feet clubhouse area here is designed keeping in mind the natural topography and undulation of the underlying land. Located atop a hillock and accessible via a grand staircase and glass elevator - something that has never been attempted before - it offers an excellent mix of both sports activity and avenues to relax completely.
A swimming pool with an attached kids pool, a fully equipped gym with steam and sauna, squash court, multi-purpose court, cricket pitch etc. are some of the other activities residents can enjoy here.
Avalon, our nearly 35,000 square feet terrace garden is decorated with greenery, meditation cabanas and small water bodies around a jogging track. This makes for the perfect venue to exercise in the open air while enjoying a breathtaking view of the city.
In a nutshell, for residents who choose to live here, their weekend plans will not necessarily have to wait for the weekend.
Are you offering any special schemes for buyers who may be interested in this project?
Yes, on the occasion of the auspicious Akshay Tritiya; we are launching a special 10:80:10 payment scheme for this project for the benefit of our customers.
Buyers opting for this scheme will only have to pay 10 percent of the cost upfront (at the time of booking) while 80 percent will be paid by the bank. The balance 10 percent will be paid by the buyer only at the time of possession.
Chembur has been one of the hubs of the city's infrastructure development push in recent years. Which are the key infra projects here in your opinion that have impacted its rising fortunes as a real estate destination?
In recent times, Chembur has indeed become the heart of the city's infra development plans. The Eastern Freeway, which is about 5 minutes from Alta Vista, connects Chembur to Fort in no more than 20 minutes.
The Santacruz-Chembur Link Road (10 minutes from our project) connects Kurla and BKC to Chembur in no more than 10 minutes. With the opening of the SCLR, Chembur has become easily accessible for those working at the BKC. The Eastern Freeway also makes getting to Nariman Point a lot easier and faster now.
Further with the addition of the Mumbai Metro and Monorail projects, connectivity to Chembur is now better than ever. In terms of proposed infrastructure, a new 120 foot road (expected to break ground soon) will lace our property connecting V.N. Purav Marg to the Shivaji statue junction (start of the Eastern Freeway) cutting travel time to the freeway to only a couple of minutes.
Additionally, the BKC-EEH Connector, a 1.6-kilometer road connecting Bandra-Kurla Complex to the Eastern Express Highway ends only a few minutes from Alta Vista cutting travel time to BKC down to only 10 minutes. All these major projects have combined to catapult Chembur to one of Mumbai's fastest developing real estate destinations today.
